Suburb Houses

Pre-Listing Procedures

  • Research the home and download any property tax information

  • Obtain copy of subdivision plat/complex plat lay-out

  • Prepare CMA (Comparable Market Analysis) to establish fair market value

  • Research all comparable listings that have sold within 12-18 months from MLS 

  • Verify legal description and legal names of owner(s)

  • Prepare a listing presentation package with all above information

Listing Appointment 

  • Give sellers an overview of current market

  • Present Miles Realty Group and how we will successfully market your home

  • Present CMA to seller, including comparable sold properties, current listings, and expired listings

  • Offer a pricing strategy based on professional judgement and interpretation of current market conditions

  • Explain the work that we do behind the scenes and availability on weekends 

  • Measure overall and heated square footage

  • Measure interior rooms

  • Confirm lot sizes, easements, any surveys available, any unrecorded property lines

  • Discuss showing instructions and decide how much lead time seller will need to prepare for a showing

  • Prepare list of inclusions and exclusions in the sale

  • Have seller fill out Seller's Disclosure to their best knowledge

  • Calculate average bill costs for: water, electric, gas, cable, sewage, HOA fees if applicable

  • Obtain current mortgage loan(s) information: companies and loan account numbers

  • Discuss possible buyer financing alternatives and options with seller

  • Figure out well water or city water?

  • Compile list of additions and completed repairs made since purchasing home

  • Have extra key made for lockbox

  • Make extra copies of listing contract and discuss length of the contract

Entering Property into MLS (Multiple Listing Service Database)

  • Prepare a profile sheet of everything discussed at listing appointment

  • Enter property data from profile sheet into the MLS database

  • Proofread MLS partial listing for accuracy, including proper placement in mapping function

  • Add property to our active listings board 

  • Provide seller with copies of signed listing agreement and MLS 

Marketing Listing

  • Create and print marketing materials for our office front window

  • Prepare a mailing and contact list of people/buyers that may be interested in this property

  • Install an electronic lockbox if authorized 

  • Coordinate showings with owners, tenants, and other REALTORs®, return all calls- weekends included

  • Review MLS listings regularly to ensure property remains competitive in price, terms, conditions, and availability

  • Upload listing to our company website 

  • Post "Just Listed" social media notice on all of our social media platforms

  • Discuss feedback given from showing agents with the seller to determine if changes will accelerate the sale

  • Place regular calls to the seller to update on traction and to discuss marketing and pricing
